Q: Why vacation home directly from the owner not a hotel?
A: You will receive a personal service; our villa can be cheaper than a hotel, and almost always cheaper than booking through a travel agent. Unlike a hotel, you will have your own private swimming pool, spa, kitchen, lounge, plus many extra comforts free of charge.

Q: Is the house better value than a hotel?
A: The rate for our home is for the whole villa, not per person. In addition to the well equipped bedrooms and bathrooms, you have the luxury of two living areas, your own very well equipped kitchen, your own pool, spa, relaxing pool deck and a double garage. We also have two game tables, VCR/DVD players in the home, together with interesting visitor information. Our local management has also produced an information pack to assist you during your stay in our home.

Q: Where is Indian Creek?
A: Just off Rt. 192, it is about 2 miles south from the Rt 192. Very close to Disney's main gate, only about 3.5 miles or 5 minutes drive. It is a beautiful, clean and quiet, one of the most popular Disney family vacation communities around.

Q: Where is Glenbrook Resort?
A: On the Rt 27, it is 2 miles from the Rt 192 to the front door of Sunshine Palms. Glenbrook Resort is beautifully placed for attractions Orlando has to offer, but at the same time offers a quiet, relaxing retreat.

Q: Where is Clear Creek?
A: Clear Creek Subdivision is just off Highway 27 and very close to Highway 192 with all its restaurants, shops and attractions. And approximately is a ten minute drive to Walt Disney World.

Q: What community facilities are there at Glenbrook?
A: The Glenbrook Resort offers guests, the use of facilities at the Club House for free. These include a fitness room, a comfortable lounge with a mega ‘movie’ entertainment system, pool and air hockey tables, while outside there is a large community pool, tennis court and beach volleyball court.

Q: Do we need a car?
A: Although not essential, it is recommended to have a car, as the villa is situated 7.5 miles from Disney's main gate. However, for non-drivers, a shuttle bus to the major attractions is currently in operation, picking up and dropping off at the Clubhouse at Glenbrook (about $10 per person per round trip, the service is by appointment only), and taxis are readily available.

Q: What is not included in the rental price?
A: It includes everything, except the optional pool heating or gas BBQ charges. The only other extras are your flights, car rentals, travel insurance and theme park tickets.

Q: Do I need to book whole weeks or can I book part weeks?
A: You are welcome to book any duration, the cost will be calculated on a daily rate. However, for stays of 6 nights or less, an additional cleaning fee will apply.

Q: How many people does the villa sleep?
A: In general, up to 10 people plus a baby. The Glenbrook Villa has a master bedroom #1 with king size bed, en-suite bathroom with walk in shower and full bath tub, and plus a master bedroom #2 with queen size bed, en-suite bathroom with walk in shower and full bath tub. 2 twin bedrooms, suitable for both adults and children sharing a family bathroom. In addition there is a pack n play crib for a baby which can be accommodated in any of the bedrooms.
The villas in Clear Creek community feature a king bedroom, 2 queen bedrooms, and 2 twin bedrooms, can easily sleep 10 people. And also there is a pack n play crib for a baby.
Our Indian Creek villa has a very big floor plan, can sleep 10 very comfortablely.

Q: How far is it from the local attractions?
A: Disney is actually 47 square miles in size. So it depends on where your going.
For Glenborrk Villa, Clear Creek Villa, and Silver Creek Villa: the entrance to Disney is only about 10 minutes away.
Universal Studio is 20 miles – approximately 25/30 minutes.
SeaWorld is approximately 15 miles – about 20/25 minutes.
The Orlando Convention Centre is approximately 25 minutes
Orlando International Airport is approximately 30 minutes.
Orlando Sanford Airport is approximately 45 minutes.
Tampa Airport is approximately 1 hour 10 minutes.
Miami Airport is approximately 3 hours 45 minutes.

Q: What is provided in the home - what do I need to bring?
A: Just yourselves. Our home is completely furnished and equipped with bed linen, towels, all kitchen utensils including cups, plates, glasses, cutlery, pots, pans and bakeware. There should be a hairdryer in each bathroom, iron and ironing board. In fact we have tried to include as much as possible to make your stay as enjoyable as possible - home from home. The house will have a basic supply of guest soap, toilet/napkin paper and a rubbish/garbage bag on your arrival. However replacement of these items is your responsibility during your stay.

Q: Do you have a telephone?
A: Our home has three telephones - one in the living room, one is in one of the master bedrooms, and the third is in the other master bedroom. Local and long distance calls within continental US and Cananda are free.

Q: Can I access the Internet?
A: Yes!!! The vacation home is equipped with high speed internet access, all you need to do is bring your laptop and plug it into the cable modem via ethernet wire or directly connect with the wireless router via your computer's wireless card. Also a Personal Computer is available in the Media Room at the Club House during manned hours. This allows free access to the internet.

A: Our home has a baby’s crib, a high chair, and a stroller to use for free, to make your holiday/vacation as pleasant as possible.

Q: How do we find the villa on arrival?
A: Once final payment has been received, and 3 to 4 days prior to your check-in time, we will forward important and useful information including how to find our home, and how to get the key/key code of the homes.

Q: What is the size of the swimming pool? And how deep is it?
A: The simming pool sizes are various. In general, they are roughly about or > 30' in length and about or > 16' in width. The depths are slope from 3' to 5~6'.

Q: Is the pool heated/do you have child safety features?
A: The pool can be heated for an additional charge. This is usually recommended between the months of October and May. The pool heater is designed to maintain an appropriate water temperature up to 80 - 85 degrees and will take approximately a few hours ( up to 8 hours ) to heat up to this. However, this temperature can be lower at cooler times of the year. Pool heating is recommended between October and May. In Glenbrook Villa, the safety pool fence with a gate should be erected for your arrival to protect children and non-swimmers. For villas in Clear Creek, we installed door alarm systems on the pool entry doors for the safety of small children.

Q: What services/maintenance is provided?
A: All the homes are 'self-catering'. Prior to arrival the house will have been professionally cleaned with clean bed linen put on the beds and clean towels in the bathrooms. The home is provided with a washer, a dryer, dishwasher, vacuum, brushes, mop etc. If you wish, our local management will pleased to organize a clean for an additional fee. The grass is cut weekly and the pool is attended to at least once a week. For any queries our management company is always there to help.

Q: Can we have maid service?
A: The villa will have been thoroughly cleaned prior to your arrival, and after you depart, but a maid service can be arranged on request for an additional small charge, $20 per visit.

Q: What about pets and smoking?
A: For the comfort of all guests, pets are not permitted in the villa. Smoking is also prohibited in the villa; however, you may smoke outside the villa in the pool area.

Q: Are there any shops/stores near by?
A:Within a very short distance, there a major supermarket called Sweet Bay where you can buy all your needs. Within 3 minutes drive there is a Winn Dixie, post office, dry cleaners and just along the 192 is a Publix Supermarket. Also a Wal-Mart super center is located at the Crossings, a new shopping centre, just less than 5 minutes drive from our vacation home, the store is huge, you can find pretty much everything you need there.

Q: Are there any restaurants close by?
A: Close by are Wendy’s, Dennys, Ponderosa, Sizzlers, Chilli's and the Grand Corral. There is also an ice-cream parlour, Chinese and Italian restaurants.

A: A Walk-In Medical Centre is located 5 minutes away in the Formosa Garden Shopping Centre, along the Rt 192.

Q: Is there a security deposit and what is it for?
A: A $300 refundable damage deposit is due with your full rental payment, which is 45 days prior to your check-in date. This covers breakages, inventory, damage, excessive utility charges or if the house is left in an exceptionally poor state of cleanliness (eg stains on carpet, marks on wall etc) when extra cleaning is required. This security deposit will be refunded promptly after your departure.

Q: How do we book?
A: If you would like to book our vacation home, please check our availability by clicking on the availability and then contact with our booking agent to book. Bookings may only be made by an adult aged 21 years or over. Only the persons named on the booking form are permitted to stay in the house. Florida State Law prohibits subletting, sharing or assigning. Any persons not shown on the booking form will be asked to leave by our Property Management. To book, you need to sign a short term rental contract with us, and then put down a booking deposit. The remaining balance is due 45 days prior to your chekc-in time, and your booking will be secured only after you sign the contract and pay the booking deposit to us.

A: For villas in Clermont, the 11% taxes include a 7% Florida sale tax and a 4% Florida Lake county tourist development tax. For villas in Kissimmee, the 13% taxes includes a 7% Florida sale tax and a 6% Osceola county tourist development tax.

Q: How easy is it to drive in Florida?
A: Floridian roads are not too congested, compared with other major cities of the states. Obviously for some countries, the driver has to remember the cars are left hand drive-In Florida, unless stated, you may turn right at a red traffic light providing it is safe to do so. Headlights must be turned on during rain or reduced visibility. You are required to 'Stop' if a school bus stops, even if you are on the other side of the road. It is illegal to overtake a school bus when it is stopped for loading or unloading of passengers. You should remain stationary until all the children are clear of the road and the bus moves off. When entering a school district watch out for reduced speed signs. You may be required to pay in advance before filling up. If the police stop you for any reason you must stay in your vehicle until the officer comes to you. Do not attempt to get out of the car. You must have both your driving license and rental agreement with you. Failure can result in a fine. You must report any accidents to the local police. You must not leave the scene of an accident. You must ask for a copy of the report for your car rental company. Never drink and drive. You are not allowed to drink and drive. It is illegal in the State of Florida to visibly carry alcohol or to have an opened container of alcohol in the vehicle.
